LUMA Villas is developed, owned, and operated through a single project company, LUMA Villas PT (PMA). Villas are held under a 30-year leasehold agreement (from start of operations), with extension options, fully compliant with Indonesian property laws for foreign investors.

Share-Based Ownership

Investors participate through shareholding in LUMA Villas PT. While investors may select a specific villa for identification purposes, the investment represents an interest in the overall operating business rather than individual property ownership.

Revenue Pooling for Fairness

All rental income generated by the villas is collected in a central revenue pool and distributed to investors pro rata to their shareholding. This model ensures equal treatment of all investors and avoids advantages or disadvantages arising from location, seasonality, or short-term performance differences between individual villas.

Optional Owner Use

If an investor elects to use a villa for private purposes, the respective villa is temporarily excluded from the rental pool for the duration of the stay. During this period, the investor covers a predefined cost contribution for operating expenses, while pooled revenues continue to be distributed among the remaining active units.
